How foreigners hold property in Bali

Leasehold
The usual route. You lease the land and villa for a fixed term, often 25 to 30 years.
Hak Pakai
A right-of-use title for foreigners who hold an Indonesian residence permit.
Company (PT PMA)
A foreign-owned Indonesian company can hold building rights for a business, such as a rental.
Nominees
Putting land in a local person's name for you became a criminal offence in February 2026. We never use it.
